Germany is facing a structural housing crisis for its aging population. With over 22% of citizens already above 65 — a figure projected to reach 28% by 2050 — and a shortfall of approximately 400,000 purpose-built senior living units nationwide, this demand is not cyclical. It is demographic. Germany currently needs 41 new care homes completed every month through 2040. It is building fewer than two.
We develop energy-neutral, barrier-free residential and healthcare properties purpose-built for aging communities in Germany and the Netherlands. Every project meets the highest standards of accessibility and energy efficiency — including KfW-40ee certification, one of Germany’s most rigorous energy performance standards for buildings.
We do not break ground speculatively. We secure long-term lease agreements or pre-sales before construction begins, giving our investors clarity on returns from day one.

We take strategic minority or majority stakes in established businesses operating in large, international markets — with a particular focus on consumer goods and food. We do not invest in startups or unproven concepts. We invest in businesses with demonstrated revenue, strong management teams, and a clear path to the next stage of growth.
The businesses we back are not looking for passive capital. They are looking for a partner who has been on both sides of the table — who understands operations, governance, and what it actually takes to scale.

We invest where demand is driven by demographics, regulation, or structural market gaps — not by trends, sentiment, or short-term cycles. If the underlying need disappears, so does the return.
We only invest where we can identify specifically how value will be created and how we will contribute to it — through capital, expertise, governance, or operational involvement.
Every investment is screened against environmental, social, and governance criteria. This applies equally to the properties we develop, the businesses we back, and the partners we work with. ESG is not a filter we apply at the end — it is part of how we evaluate from the beginning.
We are transparent about how and when we expect to realise returns — for ourselves and for our investors. Ambiguity around exit is a red flag, not a negotiating position.
